Roofing new homes for builders around Louisville

Dillon Roofing and Remodeling installs new construction roofing on new homes for builders. Louisville sits at the center of our service area, which takes in Jefferson, Bullitt and Oldham Counties. This is ongoing work for us. On a new build, the roof goes on soon after the framing is done.

New construction roofing sits beside the rest of our work as a roofing contractor in Louisville. Homeowners call us for roof replacement and roof repair. Builders can call or text (502) 817-7791 about a home on the schedule. We look at the job and put the quote in writing before any work starts.

When does the roof go on a new home?

The roof framing goes up first, and a deck of wood panels covers it. The roof covering then goes on over that deck, with underlayment beneath it. Drip edge and flashing go in as the roof goes on.

With the roof on, rain stays off the framing and the floors. A finished roof is a big part of drying in the house. That means closing it to the weather, so the work inside can move ahead. The roof comes early on a builder's schedule for that reason.

Louisville weather is one reason that step matters. The Louisville airport averages about 48 inches of rain and melted snow a year, per NOAA's 1991 to 2020 normals. Measurable rain or snow falls on about 125 days of a normal year. Every month averages more than 3 inches.

What the Kentucky Residential Code asks of a new roof

Kentucky has one code for new homes across the state, the Kentucky Residential Code. It is built on the International Residential Code, with the state's own changes. A builder must meet it even where no local inspection program exists. Roof coverings go on per that code and the maker's installation instructions.

Kentucky's version has its own drip edge rule for shingle roofs. Drip edge is the strip along the roof edge that keeps water from running back under the shingles. It goes at the eaves and the gables, with pieces overlapped at least 2 inches. The state also accepts coil stock bent on site, or fascia trim, that forms the same drip line.

Wind sets more of the rules, with a 115 mph design wind speed for every Kentucky county. Asphalt shingles must meet the wind class the code sets for that speed. The packaging must carry a label showing that rating. Each strip shingle needs at least four fasteners, or more if the maker calls for it.

Roofing for builders in Jefferson, Bullitt and Oldham Counties

Our new construction roofing work covers Louisville and the counties around it. In Jefferson County, that includes towns like Jeffersontown, Middletown, Lyndon and St. Matthews. It also takes in Shepherdsville and Mount Washington in Bullitt County, and La Grange and Crestwood in Oldham County. Oldham County issues hundreds of new single-family home permits a year, its building reports show.

Permit rules for a new home depend on where it sits. Louisville Metro's Construction Review division oversees new construction across Jefferson County, outside Jeffersontown. Jeffersontown and Mount Washington run their own building departments. Elsewhere, Bullitt County Planning and Zoning or the Oldham County Inspections Office is the place to ask.

Common questions about new construction roofing around Louisville and the surrounding counties. If yours is not here, call or text and ask.

What is the difference between new construction roofing and a roof replacement?
New construction roofing is the first roof on a new home, over a fresh deck. A roof replacement usually tears an old roof off an existing home first. On a new build, the roof is also one step on the builder's schedule.
Do you work directly with home builders?
Yes. New construction roofing for builders is ongoing work for us. We roof new homes in Louisville and across Jefferson, Bullitt and Oldham Counties. Tell us about your next build, and we put the quote in writing.
When should a builder call about the roof?
Call once the plans are set, well before the framing is done. That leaves time to look at the job and put the quote in writing. When the roof deck is on, the roof is next in line.
How much does new construction roofing cost?
The price depends on the roof on the plans. Its size and pitch count, and so does each valley or dormer. The roof covering the plans call for counts too. We look at the job and put the quote in writing before any work starts.
What does the code ask for around chimneys and walls?
Kentucky's code calls for flashing where a roof meets a wall and where the slope or direction changes. Openings in the roof get flashing too. A chimney more than 30 inches wide across the slope needs a cricket on its uphill side. That small peak turns water around the chimney, so plan for it with the roof framing.
I am having a home built. Can you roof it?
Our new construction roofing is work we do for builders. If your builder has not picked a roofer yet, they can call or text (502) 817-7791. Once you live in the home, we also offer roof inspections for homeowners.
