In La Grange, the roof question depends on the house. On an older home near the courthouse, a roof change can need city approval. On a house from the 1990s or 2000s, the first roof may be wearing thin. About half the city's homes went up between 1990 and 2009, per Census estimates.

La Grange was laid out in 1827 as the Oldham County seat, and the railroad arrived in 1851. Trains still run down the middle of Main Street, past the courthouse square. The district's National Register nomination describes I-houses, Victorian cottages, Craftsman bungalows and 1930s Cape Cods.
The nomination lists asphalt and metal as the district's roof materials and notes raised-seam metal roofs on several houses. It also describes cross-gable roofs and prominent chimneys. Every chimney and valley is a joint that needs sound flashing to keep water out.
Census estimates count about 4,070 homes in La Grange, with a median build year of 1998. About 7 in 10 are single-family detached houses. Owners live in nearly 8 of every 10 occupied homes.
The town changed little from the 1930s until I-71 reached Oldham County in 1970, the nomination notes. The big wave came later: about 860 homes in the 1990s and about 1,170 in the 2000s. A house from that wave is now roughly 17 to 36 years old. If yours still has its first roof, a roof inspection shows where it stands.
La Grange keeps growing. The city counted 8,082 people in 2010 and 10,067 in 2020, per the Census. Census estimates also show about 670 homes built in 2010 or later. Builders adding homes here can ask about new construction roofing.
Water often travels before it drips, so a ceiling stain is not always under the spot where it gets in. It can run along the decking or a rafter first.
On older homes near downtown, chimneys and cross-gables add joints where water can find a way in. On newer houses, check where the roof meets a wall or a vent pipe. Our roof leak repair work means we find where the water gets in, then repair that spot.
The city's Historic Districts Commission reviews changes in the Central La Grange and Russell Court Historic Districts. Under its December 2020 guidelines, replacing your current roof materials needs no approval. Changing the roof line, or switching to a different material, needs commission approval. The same goes for roofing over built-in gutters or adding a new skylight.
The guidelines also say a roof's original shapes and slopes should be kept. They say not to add or enlarge dormers that clash with the front of the house. The commission reviews each Certificate of Appropriateness application case by case, and it meets monthly at City Hall. A roof change that needs approval may wait for the next meeting, so ask early.
Those guidelines mention a county building permit for additions and alterations as well. Oldham County Planning and Development Services has its office in La Grange and can answer permit questions for your address.
